The price of roof replacement in St. Augustine, whether you're in the heart of the Old City or the outskirts of St. Johns, varies based on several factors. Here are the top three factors that influence the final costs:

Asphalt shingles are a popular choice for roofing in St. Augustine, but like any material, they have their strengths and drawbacks. Understanding these can help you make an informed decision about your roofing investment in the Old City.

Pros of an Asphalt Shingle Roof:

  1. Resilience: Asphalt shingles are resistant to various weather conditions. They stand up well to heat, cold, sunlight, water, and ice. Additionally, they meet standard criteria for fire and wind resistance, making them a safe choice for homes in St. Johns.
  2. Economy and Maintenance: Asphalt shingles are mass-produced. Making their cost lower than other roofing materials. Coupled with easy installation and minimal maintenance requirements. Which makes them one of the most cost-effective roofing options available today.
  3. Variety: Asphalt shingles offer a broad range of styles and colors. Which allows you to choose a design that complements your home's exterior.

Cons of an Asphalt Shingle Roof:

  1. Frequent Replacement: Asphalt shingles have a shorter lifespan. This is compared to materials like metal, slate, or tiles. As a result, they need replacement more, which could increase long-term costs.
  2. Lower Protection: Asphalt shingles offer protection for most situations. But their wind resistance rating is lower than that of metal, slate, or tiles. This could make them more prone to damage during severe windstorms in St. Augustine.

Having explored the pros and cons of asphalt shingles, let's dive into another popular choice in St. Augie — metal roofing.

The Top 3 Metal Roofing Materials Popular in St. Augustine

6 metal roof styles

Metal roofing has seen a significant rise in popularity in the US and St. Augustine, particularly in the last 30 years. This year, the trend continues with three primary metal roofing materials leading the pack:

  1. Aluminum
  2. Steel
  3. Galvalume

These metals are favored in St. Johns due to their cost-effectiveness. Also, they offer an array of aesthetics, longevity, and various styles and colors. You can find these metals in many configurations. Most common are standing seams or panels with exposed fasteners. Shingle-style and tile profiles are options too. Each choice presents its unique benefits and challenges.

Aluminum Metal Roofing

Aluminum also comes in a mill finish or a painted finish. Mill finish will provide you with a raw metal look and it will oxidize into a beautiful raw metal finish. Aluminum also comes in a wide variety of paint colors. The paint finishes come with a 40-year paint warranty with some manufacturers offering a 45-year paint finish warranty.

Standing seam roofs need a high skill set. To get a properly installed roof system. This roof will last you 75+ years as long as the craftsmanship is right. Because aluminum is a softer material it's a little easier for the installers to fabricate the flashings and custom metalwork. Which is needed to get a great finished roof.

Steel Metal Roofing

Steel roofing is the most popular material used for metal roofing products. Steel metal is galvanized steel that is hot dipped or coated in a zinc coating. Steel is less costly and can be as effective and efficient as the other available metal materials.

The steel commonly used for roofing comes in 24 gauge, 26 gauge, and 29 gauge. The lower the number the thicker the steel metal roofing will be.

4 of the most widely installed steel roofing profiles installed on homes or businesses:

  • Standing seam metal panels (12”-18” wide panels)
  • Interlocking steel shingles (slate or shake look)
  • 5-V crimp metal roofing (2-foot wide screw-down panels)
  • Maxi-rib or multi-rib panels (3-foot wide screw-down panels)

Because steel is not a non-corrosive metal, these metal roofing materials need a painted finish. Paint finish warranties range from 20 years to 45 years depending on the thickness, type of panel, and the manufacturer of the materials.

Steel metal roofing is very cost-effective and offers a wider range of prices depending on which profile you choose. The thickness of the metal and the paint warranty will affect the cost too.

Galvalume Metal Roofing

Galvalume metal is also a metal that has a steel core. It gets coated with aluminum to prevent corrosion. Galvalume is much like steel roofing and comes in the same thicknesses, 24 gauge, 26 gauge, or 29 gauge. It is also available in all 4 of the different panel profiles.

The main difference with galvalume is that it comes as a mill-finish metal product, so it does not get a painted finish. This makes it slightly less expensive. It's also easier to work with as the painted materials can get scratched during installation if not handled carefully. It is also a great option to use around the ocean or if you live anywhere near saltwater.

The Cost to Tear-Off and Replace a Tile Roof

Tiles are made from clay or concrete materials. The cost of concrete tiles vs. clay tiles is similar. Both tiles are designed for longevity and to appeal to a certain architectural design. Typically we install them on Mediterranean, European, Modern, and of course Spanish-style homes.

Tile roofing is sometimes referred to as a Spanish roof or a Spanish roofing tile. It's one of the premium roof materials available today.

Because of the weight of tile roofs, your home or business needs to be pre-engineered for a tile roof. The average weight of a tile roof is 1000 pounds per square.
